CASA OBSERVATIO – Richman Mansion

The CASA OBSERVATIO (v1.1) project involves the comprehensive rebuild of Miguel Mandrazo’s “Red” Mansion located in upper Richman. This version (v1.1) includes extensive exterior and interior renovations.

Building Layout

The mansion is divided into three main sections, distributed across three floors: a ground floor, an upper floor, and an underground level.

Ground Floor

The ground floor features:

• A grand, two-story high entrance hall serving as the central hub of the mansion.
• A kitchen.
• A common room with a conversation pit.

First Above-Ground Floor

The first above-ground floor includes:

• Four guest bedrooms located above the kitchen, with two bedrooms on the west side and two on the east side.
• The west wing houses a private study for the master of the house, connected to a private powder room.
• A corridor near the western staircase leading to a small lobby room, which directs visitors to either the fifth guest bedroom on the north side or the master bedroom.
• The master bedroom occupies a separate east wing, offering panoramic views from the eastern hills to the city skyline.

The underground complex is accessed via a staircase between the kitchen and the western water channel. This area includes:

• A briefing or meeting room.
• A secret panic room.
• A private “cell” concealed behind an exposed rock wall in the briefing room.
